That’s slightly better than December, when the total was $1.17 billion, but significantly less than November when the total was nearly $2 billion.The largest loan, which was issued in Brooklyn, was the only nine-figure deal for the month. Out of the 10 largest loans, six involved properties in Brooklyn. Queens and Bronx shared the rest.1) Redsky at night | Brooklyn | $122.6 millionL3 Capital secured a $122.6 million loan from JPMorgan Chase for its acquisition of more than a dozen Williamsburg parcels, including 92, 102, 108, 124 and 134 North 6th Street; 188 Bedford Avenue; and others that were formerly owned by Redsky Capital. The developer handed the keys to those properties back to its mezzanine lender, BlackRock, in a deed-in-lieu of foreclosure action. BlackRock then did a joint venture with L3.2) Charter construction | Bronx | $71.9 millionHighbridge Facilities secured a $71.9 million loan from the Bank of New York Mellon and Build NYC Resource Corporation for its acquisition of 1400 Cromwell Avenue in Mount Eden, and construction of facilities to be leased to Family Life Academy Charter Schools Corporation.3) Gal Sela, Sela | Brooklyn & Queens | $63.3 millionGal Sela’s Sela Group secured a $63.3 million loan from Madison Realty Capital backed by 256 Flushing Avenue and 29 Ryerson Street in Clinton Hill, and 39-35 27th Street in Long Island City. Sela’s firm purchased the properties from Madison in 2019.4) Mixed-use on Maple | Queens | $57 millionNuVerse Advisors secured a construction loan for 136-18 Maple Avenue in Flushing. In December, the Department of Buildings issued a permit to build a 20-story, 113-unit building on the site. In addition to the apartments, the proposed building will have 40,500 square feet of commercial space and 50,738 square feet of community facilities.5) Sheltered in Park Slope | Brooklyn | $52.4 millionSlate Property Group secured this loan from JLL Real Estate Capital for 535 Fourth Avenue in Park Slope. Slate signed a 99-year ground lease agreement with the property owner in 2014, and constructed a multifamily building on the site. But the developer later announced that the property would become a homeless shelter, leading to contention among neighborhood residents. The facility opened last year, according to Bklyner.6) Diocese to medical | Queens | $42 millionEmanuel Westfried, operating under Astoria Crescent Owner, secured a loan for 30-14 Crescent Street in Astoria. The site, which has been a home for the Church of the Redeemer, was sold to the developer by the Archdiocese of Long Island for $10.8 million in December 2020. It will be developed into a seven-story medical building, according to Real Estate Weekly.7) Charter construction, part 2 | The Bronx | $40.8 millionThis loan is another piece of financing secured by Highbridge Facilities from the Bank of New York Mellon and Build NYC Resource Corporation to build school facilities for Family Life Academy Charter Schools Corporation. The properties behind this loan are Nos. 316, 325 and 335 East 165th Street in Concourse.8) Berkshire backing Brooklyn | Brooklyn | $34.4 millionRobert Gershon with Gershon Company snagged a $34.3 million loan from Berkshire Residential Investments for the properties at 55 and 67 Hope Street in Williamsburg, as well as an adjacent property. The former houses a 117-unit rental apartment complex, while the latter has a parking structure.9) Managing waste | Brooklyn & The Bronx | $33.1 millionInterstate Waste Services secured a $33.1 million loan for the properties at 620 Atkins Avenue in East New York, and 1 Plaza Place and 920 East 132nd Street in Port Morris. Steelers gamble on rookies with serious medical concerns

(AP Photo/Keith Srakocic) by Smokin’ Jim FrazierFootball often has been described a “collision” sport, rather than a contact sport, the implication being that the contact players engage in upon the football field is considerably more violent than what they might face in other sports.Former NFL star linebacker Junior Seau committed suicide last year because he suffered a debilitating brain disease, likely caused by two decades worth of hits to the head.  Surprisingly, during his 20-year career, he had never been diagnosed with a concussion.The Steelers drafted several rookies last week with serious medical concerns.They used their first round pick to select outside linebacker Jarvis Jones (6-2, 245) of Georgia. Jones began his collegiate career at USC in 2009. He decided to transfer to Georgia in 2010 after not receiving medical clearance to return to football from USC doctors due to spinal stenosis.Spinal stenosis is an abnormal narrowing of the spinal canal that may occur in any of the regions of the spine. Georgia is known as the “Peanut” state and any doctor who clears a player with spinal stenosis has a peanut brain.It was puzzling why General Manager Kevin Colbert would waste a first round pick on a player who will likely sit on the bench for the next two seasons. Pro Bowler LaMarr Woodley and Jason “All” Worilds are the starting outside backers.“I have never started a rookie linebacker since I have been here,” said linebacker coach Keith Butler. “Jason Worilds is the next man up. He has worked hard and knows our system and he will be our starter.”Running the football is an important part of the Steelers offense and their history.Offensive coordinator Todd Haley’s offense is a zone blocking scheme where stretch plays can create cut back lanes to be exploited by a back with some speed and power and they found their man in the second round.Le’Veon Bell (6-2, 245), of Michigan State, is a big back that draws comparison to Eddie George and Steven Jackson. Bell rushed for 1,793 and 12 touchdowns to lead the Big Ten in 2012.He can step out of tackles, drop his shoulder and plow through contact. Bell is light on his feet, displays an effective spin move and hurdling ability in the open field.Rashard Mendenhall now plays for Bruce Arians and the Arizona Cardinals, so Bell will compete with Issac Redman and Jonathan Dwyer for the starting running back position.  Pittsburgh also signed former Pitt halfback LaRod Stephens-Howling. He was an unrestricted free agent who played for Todd Haley in 2009 with the Cardinals. He is also a good kick returner.The Steelers were looking for a player who has the speed to stretch the field the way that former receiver Mike Wallace could do.Wide-receivers are the engines that drive the high-flying, big-yardage offenses across the league and the Steelers found a replacement for Wallace in the third round.Markus Wheaton (5-11, 185) set the Oregon State school record for career receptions with 227. He led the team in receiving with 91 catches for 1,244 yards and 11 touchdowns in 2012.Wheaton is a speedster who also ran track for the Beavers. He joins Antonio Brown, Emmanuel Sanders Plaxico Burress and Jerricho Cotchery to give quarterback Ben Roethlisberger a dangerous group of receivers.The Steelers traded away their third round pick in 2014 to the Cleveland Browns to get an additional pick in the fourth round and then drafted a safety and a quarterback.Safety Shamarko Thomas (5-9, 215), of Syracuse, is a very mature young man. His father was killed in a motorcycle accident during his freshman year. His mother passed away in her sleep when he was a sophomore. He is taking care of his five brothers and sisters.Thomas is a physically tough player who has a history of concussions.Offensive coordinator Todd Haley appears to be buying into all the stereotypes attached to Black quarterbacks. Haley has replaced Charlie Batch, Dennis Dixon, Jerrod Johnson and Bryon Leftwich with John Parker Wilson, Bruce Gradkowski, Ben Roethlisberger and Landry Jones.Haley was the head coach of the Kansas City Chiefs and the offensive coordinator of the Arizona Cardinals and never had a Black quarterback on his roster.Quarterback Jones (6-4, 225), of Oklahoma, is the Big 12’s all-time leader in passing yards with 16,646 yards and 123 touchdowns. Jones suffers from “big-game” disease.  Jones will panic under pressure and has played poorly in big games. He could not avoid the rush against Notre Dame, Kansas State and other powerhouse teams.“Getting to stand behind Roethlisberger is going to be a huge opportunity for me,” said Jones.  “Ben’s sister Carlee played basketball on the same team as my wife and she was in my wedding.”Fifth round draft choice cornerback Terry Hawthorne (6-0, 195), of Illinois, led the team in interceptions in 2011 and was named the Kraft Hunger Bowl Defensive Player of the Game.  Hawthorne averaged 21-yards on Punt returns and has kickoff return experience.Hawthorne, broke his right hand as a freshman and broke his right foot as a sophomore.  As a senior he was carried off the field on a stretcher against Wisconsin because of a concussion.With their first pick in the sixth round the Steelers took Oklahoma wide-receiver Justin Brown who transferred from Penn State after the Sandusky scandal. With their second pick in the sixth round they grabbed middle linebacker Vince Williams of Florida State.In the seventh round the Steelers selected defensive end Nick Williams of Samford and also signed 15 undrafted rookies.The off season began with the Steelers missing the playoffs. The consensus outside the Steelers organization was that their first round draft choice needed to be an offensive lineman. The offensive line allowed nearly 200 quarterback sacks over the last four seasons.After an 8-8 season there is plenty of blame to go around. So why isn’t General Manager Kevin Colbert receiving any?In 2008, Colbert drafted Mendenhall in the first round, Limas Sweed in the second round, Bruce Davis in the third round, Tony Hills and Dennis Dixon in the fourth, Ryan Mundy in the fifth and Mike Humpal in the sixth. None are still part of the team.By the way, Colbert’s 2007, 2009, 2010 and 2011 drafts were equally as bad.In spite of the construction of PNC Park, Heinz Field, the Rivers Casino and the Consol Energy Center, for now, it looks like the Steelers are bent on team destruction.I give the Steelers draft a failing grade. Colbert and his Mickey Mouse scouting department seem to be Gomer Pyle-ing there way through the draft!The 2013 draft class has a better chance of making the All-UPMC team than any Pro Bowl teams.An Afterthought: The Rooney Rule is failing. The rule requires that each team interview, but not hire, a minority candidate. Eight NFL teams fired their head coaches and all eight teams hired White coaches.last_img read more

Firm to reinstate canceled Louisiana homeowner policies

first_imgBATON ROUGE, La. – Allstate has backed off the cancellation of 4,000 homeowner policies in Hurricane Katrina-damaged parishes, agreeing to reinstate them if policyholders can prove they are rebuilding or living in the properties. The company said Monday that it would consider reinstating those policies as part of an agreement with state Insurance Commissioner Jim Donelon, who had threatened fines if Allstate refused. Donelon’s office received hundreds of complaints from homeowners who said the company canceled their coverage after Allstate Insurance Co. inspectors wrongly concluded that their properties had been abandoned. Donelon ordered his own inspections and concluded that Allstate was using a flawed, “drive-by” inspection process. He ordered the company to reinstate the policies. Tips for Working With a Shallow Depth of Field

Follow these tips for shooting shallow depth of field.Shallow depth of field places the focus on one part of your image, while other areas in the frame are out of focus. A lot of video (and still photo) newbies struggle with creating selective focus in their videos. So what can you do to give your video shots shallow DoF? Follow these tips for success.Creating Shallow Depth of Field1. Open up your aperture.The quickest way to get shallow depth of field is to shoot with a wide aperture lens at a low f-stop number. Unfortunately these lenses are expensive. Instead of spending thousands of dollars on wide aperture zoom lenses try looking for prime lenses instead. They tend to give you a much wider aperture at a much lower cost. Plus, having a zoom lens isn’t as important with video as it is for still photography.2. Use a telephoto lens.Telephoto lenses have a much more shallow depth of field than their wider counterparts. This means, generally, an 85mm lens will have a more shallow depth of field than a 50mm lens and so on.3. Create DistanceSimply separating the distance of your subject from the other elements in your frame will increase background blur considerably. Another consideration would be moving your subject close to your camera. This will give you a psuedo-macro environment, and in-turn make your background much blurrier.4. Use a Full Frame CameraFull-frame sensors are capable of producing a shallower depth of field than a cropped sensor. This is due to the fact that to get a 50mm equivalent image on a APS-C sensor you would need to use a 31mm lens – the wider the lens the less blurry the background.Shallow Depth of Field Tips and Tools1. Focus on the EyesAudiences are extremely unforgiving if your subjects eyes are out of focus. When performing a critical focus, concentrate on the eyes. This is of course not a hard-and-fast rule, but in most circumstances, eyes make great focus points.2. Use a Monitor with Focus AssistSome monitor brands like Small HD have built-in focus assistA portable reference monitor is essential if you want to take your productions to the next level. You need to see your footage in a larger format than the small LCD screen on your camera. One key feature that high-end monitors have over their cheaper counterparts is the ability to display focusing information. Focus grids make it easier to tell if your subject is in focus or not –  when you have a shallow depth of field these become even more important.3. Use a follow focusA follow focus is essentially a small wheel that can manually adjust the focus of your lens. When working with shallow depth of field it can be really easy to over or under shoot your focus points if you’re simply adjusting the focus with your hand. A follow focus will allow you to make very precise changes in your focus.4. ND FiltersAs we discussed above, one of the best ways to get a shallow depth of field is to use a wide aperture. But if you are shooting in a bright environment like the outdoors than you will likely have an overexposed image that will be unusable. To fix this problem try shooting with an ND filter. An ND filter will act like sunglasses for your camera, cutting down the amount of incoming light. This will allow you to shoot at wide apertures even in bright sunlight.5. Find Your MarksIf you’re shooting a film with a shallow depth of field marking both your actors marks and your focus marks is incredibly important. Most follow focus’s allow you to write markers with dry erase markers. However if you aren’t using a follow focus you’re still fine. You can use a pencil to mark your focus points on your lens and erase them afterwards. Prominent New York restaurateur accused of sexual misconduct

first_imgNEW YORK, N.Y. – One of the owners of several high-profile New York restaurants is taking a leave of absence after being accused of sexual misconduct by several women who worked for him.The New York Times reported the allegations against Ken Friedman Tuesday. According to the report, several women who worked for Friedman at the Spotted Pig restaurant said he regularly subjected them to unwanted sexual advances and groping.The Spotted Pig regularly attracted celebrity guests since it opened in 2004 with its VIP floor. And Friedman won the James Beard Foundation’s outstanding restaurateur of the year award in 2016.Friedman, who co-owns the Spotted Pig and four other New York restaurants with chef April Bloomfield, apologized for his actions in a statement that the Times uploaded to its website.An email to Friedman’s representatives was not immediately answered.Natalie Saibel, a longtime server at the Spotted Pig, told the Times about how in 2015 Friedman ran his hands over her buttocks and groin while saying he was searching for a forbidden cellphone.Another longtime waitress, Trish Nelson, told the Times Friedman grabbed her head and pulled it toward his crotch as she knelt to collect glasses from a low shelf.In addition to the New York restaurants, Friedman’s company owns Tosca Cafe in San Francisco and recently opened the Hearth & Hound in Los Angeles.last_img read more

first_imgBERLIN — Thousands of students are holding rallies across Germany and Switzerland to protest lack of action against climate change.The demonstrations taking place in dozens of cities Friday were inspired by a Swedish student’s weekly “school strike.”In Berlin, protesters focused on an upcoming political decision on when to end the use of coal in the country.Germany still relies heavily on lignite coal, a fossil fuel which produces large amounts of greenhouse gases that heat the atmosphere.An expert panel is expected to publish non-binding recommendations later this month for how Germany can achieve the transition from coal to renewable energy in the coming decades.The Associated Presslast_img read more
